Secondly, ask if they have signed any agreements or disclosures with another realtor. 

This is important to know because if they have, they may be legally obligated to work with that agent. 

It's important to respect their commitments and avoid any legal consequences that could arise.

Lastly, ask if they have spoken to a lender about getting pre-qualified. 

This is an essential step in the home buying process, and it's important to know if they have started the process or not. 

If they haven't, you can recommend lenders to them, or if they have, you can work with their lender to ensure a smooth process.

Asking these three questions will help you understand your client's situation better and make sure that you are not stepping on anyone's toes. 

It will also help you avoid any legal issues and ensure a successful transaction.
